#3: Appearance

Dark spots on a roof indicate granule loss. When the granules are missing, portions of the shingle will appear darker than other areas that are still coated with granules. If you sport dark patches on your roof, it’s time to give the roofer a call.

Once you step onto your roof and notice a spongy feel, you will know that the underlying decking is weakened from moisture. Check your attic to see if there are leaks coming through the roof boards.
